Dear Applicant,

Thank you for choosing to apply for a Turn-Key Property Management property! We provide a high quality experience to all of our residents; we are seeking long term, qualifying residents.


Turn-Key Property Management does business in accordance with the Federal, State and Local Fair Housing laws and welcome Persons of all Race, Color, Disability Religious Creed, Ancestry, Sex, Family Status, Sexual Preference, Gender Identity, Age and National Origin. We process applications and score on the criteria described in this policy. We select the best qualified based on the highest scoring application.

Each application requires that we verify credit history, leasing history, and income. Factors such as your move in date, pet and your behavior and cooperation with our staff may also be considered in the application process. Harassment of staff or any attempt to contact the property owner directly will result in an immediate and automatic denial.

This process verifies you understand the rules, rights, and restrictions surrounding animals on the property. Each occupant, age 18 and above, must complete an individual application and pay a NONREFUNDABLE application fee of $42.00 per adult. Application fees must be received BEFORE the application can be processed.

  • Completed Application – We must have a separate completed application for anyone 18+ that will be living at the property. Please make sure to complete all fields as we ONLY PROCESS FULLY COMPLETED APPLICATIONS. An incomplete application will delay the process and may result in another applicant being approved while we wait for your information. A copy of a valid state or government issued photo ID (E.G. driver’s license, passport, military ID)
  • PROOF OF INCOME FOR ALL APPLICANTS – Applicants must provide verification of legal income sufficient to meet the rent to income ratio, gross income equal to three (3) times the monthly rental amount. Examples of verifiable income include, but not limited to:
    1. Two months of paycheck stubs and income verification through PLAID
    2. Payroll report from employer for at least the three most recent bi-weekly periods or six most recent weekly pay periods and income verification through PLAID
    3. Current proof of government income (such as Social Security, Disability, Welfare, etc.)
    4. Proof of retirement income
    5. Liquid assets (e.g. savings/bank accounts, stocks)
    6. Proof of court ordered spousal and/or child support documents
    7. Or any other legal verifiable income.
    8. If the applicant is relocating or starting a new job or has been hired but not received a paystub yet, a written letter is required from the employer detailing wage/salary, position and start date.
    9. Self-Employed Applicants – Must provide a copy of previous year’s tax return in Q1 or Q2 of the year. In Q3 or Q4, applicant must also provide documentation of the current year’s financial performance in addition to last year’s tax return. Gross income is calculated as total income before taxes less child/spousal support, debt service, payroll garnishments for loans, taxes, child/spousal support, etc.

  • Minimum of 5 years positive rental history, with verifiable contact information.


  1. Gross income should be at least three (3) times the monthly rent. We do combine all adult’s income. If the income is less than two (2) times, it will result in this application being automatically denied.
  2. Any unpaid balance to landlord or property management company, will result in an automatic denial. We must verify your rental reference, please make sure to provide working phone numbers for your current and previous landlords. When possible, it is a good idea to let them know we will be calling in advance. If you cannot provide contact information from your form landlords, we will not consider that history and your application score may be affected.
  3. Minimum Credit Score of 650 and positive credit history without delinquent accounts or past due trade lines.
  4. Any collection accounts for utilities will be an automatic denial (including but not limited to: Electricity, Gas/Propane, Trash/Recycle, Water/Sever, Phone/Cell Phone, etc.)
  5. Your application will automatically be denied if you have had an eviction record in the past 7 years, negative landlord reference regrading property damage or outstanding balance due, outstanding landlord collection or judgement, or mortgage payment is past due.
  6. Co-Applicants are considered fully and inseparable part of an application and lease and are individually fully responsible for accuracy and compliance with the application and lease. All tenants who apply will have their scores averaged to determine if the household qualifies. Any occupant who may be added later, if known, should be screened with all immediate occupants. There is no guarantee a future occupant may be approved, including family members, if they are 18+ in age.
  7. If ANY information is found to be false, the application will be automatically denied. If the falsification of facts is revealed after a lease has been signed, this is a reasonable cause for eviction.
  8. If approved, you will have 24 hours to sign the lease agreement and pay the security deposit (Money Order, Cashier’s Check or EFT) and pay the one time document preparation fee of $45. We will place the property on a temporary hold, however, until we receive the signed lease AND the security deposit, we will not take the property off the market.
  9. The leasing documents will be dispatched electronically for your meticulous review and subsequent electronic signature. It is imperative that the lease be executed within a stringent 24-hour timeframe from the moment the documents are dispatched. Failure to adhere to this timeline grants Turn-Key Property Management the unequivocal right to rescind the rental offer, rendering the leasing documents null and void. In such a circumstance, the property and lease may be promptly offered to another qualified applicant. Your prompt attention to this matter is crucial for the successful processing of your rental application.
  10. Applications and credit reports are good for 60 days.


  • Turn-Key Property Management is not a credit reporting agency and DOES NOT issue applicants a copy of reports.
  • If you are denied based on information obtained in your credit report, you will be provided a written reason for denial and the name and contact information for the issuing credit reporting agency. You have the right to contact the issuing authority and to request a copy of your report from them directly.

    • A monthly Pet Administrative Fee will be assessed based on the FIDO score of pets screened through The administrative fee covers the increased tangible and intangible costs to
      Landlord and Turn-Key Property Management in permitting a tenant to have a pet, including but not limited to increased scrutiny during regular inspections, additional paperwork documentation review and updating pet insurance and records, and efforts involved due to increased likelihood of legal or neighbor complaints. The Pet Administration Fee is not rent or pet rent, is not an insurance product, and tenant received no guarantees or permissions, with the exception of being permitted to keep an authorized pet on the property.
    • This score is determined using a proprietary formula that takes into account things like pet age, weight, vaccination records, etc. The Pet Administrative Fee FIDO scale is as follows:

                   1 – Paw Score – $75.00/month/pet

                  2 – Paw Score – $50.00/month/pet

                  3 – Paw Score – $40.00/month/pet

                  4 – Paw Score – $30.00/month/pet

                  5 – Paw Score – $20.00/month/pet

    • Maximum Two Pets – Many of our homes are pet friendly and will accept a maximum of two pets. If you apply or reside in one of our properties and wish to have a pet, you will need to complete an online pet profile and pay a non-refundable pet application fee of $25.00 for the first pet and $20.00 for the second pet.   • If your pet(s) is approved, you will need to pay a one-time non-refundable lease administration fee of $75.00 per pet.
  • Tenant is required to provide renter’s insurance and pet liability insurance covering the specific animal and naming both Turn-Key Property Management and the property owner as additional insured on the policy with a minimum liability of $300,000.00.
  • The following breeds will not be accepted (full or mixed breed): Akita, Alaskan Malamute, Doberman Pincher, German Shepherd, Pit Bull, Presa Canario, Rottweiler, Shar-pei, Stafford Terrier, Wolf/Dog Hybrids
  • Any dog(s) known to have vicious tendencies or know to have previously bitten someone is not permitted.
  • Any dog or cat under the age of one (1) year IS NOT ALLOWED.
  • Ferrets are not allowed.
  • All pet reptiles, amphibians, rodents or birds must be caged at all times.
  • In the case of questions, the Landlord will make the final determination as to the breed or classification of any animal.
