About Turn-Key Property Management

Local Roots. Family Leadership. Thirty Years of Experience.

Turn-Key Property Management is a local, family-owned residential property management company serving North San Luis Obispo County.

Founded in 1996, Turn-Key proudly celebrates 30 years in business in 2026. During that time, we have helped property owners navigate changing rental markets, increasingly complex California housing requirements, property maintenance, resident relationships, and the everyday realities of owning rental property.

Today, Turn-Key is led by husband-and-wife team Nicole and Matthew Chatham. Nicole Chatham is Turn-Key’s Broker and second-generation owner. She oversees property management operations, legal compliance, leasing standards, client relationships, and the continued development of the company and its team.

Matthew Chatham serves as Chief Financial Officer and Maintenance Director. He oversees financial operations, maintenance systems, vendor coordination, project review, and the physical needs of the properties entrusted to Turn-Key.

Together, Nicole and Matthew combine property management experience, financial oversight, maintenance knowledge, and a shared commitment to responsible local service.

A Second-Generation Company

For Nicole, Turn-Key Property Management is more than a business. It is a company she grew up around and later accepted responsibility for leading into its next generation. That history shaped how she views property management.

Every property represents something important to its owner. It may be a family home, a long-term investment, a source of retirement income, or an asset intended for the next generation. At the same time, every rental property becomes someone else’s home.

Managing those two responsibilities requires more than collecting rent and calling a contractor when something breaks. It requires judgment, consistency, documentation, direct communication, and an understanding of how each decision can affect both the property and the people involved.

Why We Do What We Do

We believe rental ownership should be organized, informed, and professionally managed.

Property owners should not have to spend their time tracking rent, answering maintenance calls, interpreting changing California requirements, coordinating vendors, documenting property conditions, or wondering whether important deadlines are being missed.

Residents should know what is expected of them, how to communicate with management, where to report concerns, and what steps will follow. Turn-Key exists to create that structure.

Our purpose is to protect the property, support the people involved, and reduce the preventable problems that make rental ownership unnecessarily stressful.

We do not believe successful property management means automatically taking one side over the other. It means administering the rental agreement consistently, documenting the facts, communicating professionally, and helping ensure the property is operated responsibly.

Experience That Cannot Be Manufactured Overnight

California property management has changed dramatically since Turn-Key opened its doors in 1996.

Rental laws have become increasingly complex. Technology has changed how properties are marketed, applications are processed, rent is collected, and maintenance is documented. Owners and residents expect faster access to information and clearer communication.

Turn-Key has continued to evolve with those changes without abandoning the principles on which the company was built:

  • Integrity

  • Accountability

  • Dependable follow-through

  • Professional communication

  • Consistent standards

  • Practical decision-making

  • Respect for the responsibility entrusted to us

Technology helps us work more efficiently, but it does not replace professional judgment or personal accountability.

Local Leadership and Direct Accountability

Turn-Key is not a national chain, distant corporate office, or anonymous call center. Our leadership lives and works in the community we serve. Nicole and Matthew remain directly involved in the company’s operations, financial oversight, maintenance systems, and long-term direction.

Our team understands the communities, rental market, vendors, properties, and practical challenges unique to North San Luis Obispo County.

That local connection matters. When an owner places a property in our care, there are identifiable people standing behind the work and accepting responsibility for how the company operates.

Our Commitment

We do not promise that rental ownership will never involve difficult decisions, unexpected repairs, changing laws, or challenging situations. Any company making that promise is selling fiction. What we promise is to bring experience, organization, documentation, professional judgment, and direct accountability to the work entrusted to us.

For 30 years, Turn-Key Property Management has built its reputation one property, one owner, and one resident relationship at a time.

We are proud of where the company began, proud to continue as a second-generation family business, and committed to serving North San Luis Obispo County for many years to come.
